1304 Richcreek Rd, Unit B | Midtown ATX 78757

My latest listing in Midtown at 1304 Richcreek Rd, Unit B is special! Not just because I believe it to be stunning and fills a gap in our market, but I was personally involved with the creation of this project with my business partner as an owner (although there was help from many in pulling this vision together).

The backstory is below, but let's talk about this 2 unit project and side B which has been staged and launched in MLS:

Nestled in the heart of Crestview on arguably one of the most coveted streets, this new construction showcases quintessential modern Scandinavian design with luxury, high-end finishes throughout. We are talking white oak flooring (on both levels), Bertazzoni stainless steel kitchen appliances, quartz waterfall countertops on a 10ft center island, fun wallpaper accent, energy efficient spray foam attics and more.

There is a partial common wall, but these two properties live like free standing homes with separate entrances and driveways. Unit B incorporates soaring living room ceilings, with double glass slider doors looking into the well appointed backyard + wood deck extending the length of the room.  There is a full bed and bath on the main level, with 2 additional guest rooms and a vaulted primary bedroom (which does not share a common wall) on the 2nd level.

Riff cut wood cabinets stand apart from traditional paint grade cabinets often found, and offer a modern and sophisticated look. We maintained this look from the kitchen and into the bathroom vanities throughout.

There has been a lot of buzz surrounding the Cle cement tile used in the primary bath. Apparently green is trending heading into 2023!

Notable Highlights:
- Soaring living room ceilings + glass sliders to backyard
- Flat front / riff cut oak cabinets in kitchen & bath vanities
- No carpet ~ all white oak wood / hard tile flooring
- Spray foam attic insulation
- Abundant kitchen storage w/ pantry under stairs
- Front / backyard sprinkler system + drip irrigation
- Cement tile shower surround in primary bath

We purchased this property about 6 years ago with an original 1950's bungalow that needed work.  The bones were good enough that after paint, sanding the wood floors, replacing old windows with new ones, adding central heat/air and some additional updates this was a cute rental on a fantastic street. Development was on the rise, and we knew eventually this tired home would make way for new construction given the lot dimensions. Neither myself or my partner are builders, so after a long debate and talking with lots of builders we partnered with the Notion DesignBuild team to execute.

When it came time for finishes we didn't want the same black and white feel I tend to see everywhere (nothing wrong there, we just wanted something different). Wood floors integrated with natural, flat front cabinets would be a step away from the crowd and offer a more sophisticated look. Fun wallpaper accents and I was done with brick pattern tile....vertical install or Kit Kat all the way!

We are very happy with the end result and feel the project is a good addition to this amazing community and historic block in Crestview.
