Brentwood / Crestview Neighborhood Stats ~ April 2015

Last month I threw out the question of whether or not the neighborhood was really supporting home values over the $700,000 mark, and the answer……apparently yes.  3 pending sales from March, all new construction, closed in April over the $700,000 barrier.  You can see the Average Sold Price was impacted by these sales in both neighborhoods (2 sales in Brentwood / 1 sale in Crestview).Is this the new norm, no.  Is there a divide in the community over these larger, more expensive homes that often stand out with their more modern design, yes.  I am hearing more acceptance as the owners of these new homes are still neighbors in need of larger homes.  As residents tour the insides they are won over a bit more by the finishes and soaring ceilings.Even though we are entering the traditional busy time of year, our inventory still remains low.  Days on market is not climbing much and bouncing around the same average.  Seller still have to be conscious of how much to push the market and make sure their homes are in show ready condition.  If you are considering a sale in the Brentwood / Crestview area give me a call or drop me a line. Brentwood Crestview
