October Stats 2016 ~ Brentwood / Crestview (Austin, TX 78757)

11.21.16

It’s hard to believe we inside Thanksgiving week!  The holidays kick in another gear with each passing day, and as such, buyers / sellers attention gets a little more distracted away from real estate.  This DOES NOT mean real estate hibernates through winter, especially in Austin, TX where today it will be in the low 70’s!Yes, it’s true there seem to be fewer buyers and sellers from now till early January.  HOWEVER, those active players in the market are generally motivated to find a home or sell….because why else would you pass up holiday parties / travels to simply test the waters and add more stress to your life 🙂  Click here to see ABORs (Austin Board of Realtors) October recap for the area.  City of Austin sales were up for the month! The October stats have not adjust considerably in terms of inventory or property sold.  In fact compared to July, there were roughly the same number of available homes and closings for the month.  Brentwood did see a notable drop in Avg Sold Price, but half of the eight closings were properties that needed considerable work or were tear-down structures.  It does not mean the market is tanking, just that it ebbs and flows.  Next month you can bet Crestview will see a jump in Avg Sold Price if the two newer construction listings close as scheduled in November.Proof the market is still moving ~ our firm listed a home in Crestview 2 weeks ago that received 7 offers the first weekend.  It was not grossly under priced, but the home did fill a void in the market, and we used the same playbook / strategies that have succeeded all year.  So if you need to sell between now and the end of 2016 give us a call.  We might know active buyers that just missed out!Brentwood            Crestview

Drive-Thru Baby Greens is Back in Austin’s Midtown

11.02.16

I’m on the go….all the time.  Meals are generally rushed heading to the next appointment and trying to pack as much as I can into the day so evenings are for the family.  My wife and I try to fuel our training with healthier meals, but we both work.  We probably consume more sandwiches than any couple in town….like A LOT of sandwiches.  They are quick and healthier than many other ‘fast – on the go’ options. Now we have a new option near our neighborhood and both offices, Baby Greens, a drive thru salad stop that offers healthy wraps, mixed greens and protein options on Anderson Ln (1/2 between Burnet Rd and Lamar).  There is a 2 lane drive thru, park bench seating outside under an uber cool butterfly pergola and a living green wall with self-misters.  Oh yeah, for the yogis out there, Black Swan Yoga just opened a new location across the street.  Hit up a class and venture over for some healthy dinner or lunch. This is a great addition for those Midtown neighbors of Brentwood, Crestview and Wooten.  Anderson Ln has seen many new additions and transformation the last few years supporting these trending neighborhoods.  The corridor offers additional walkability or biking options just as Burnet Rd has done.  Check out Baby Greens online at http://www.EatBabyGreens.com/  or follow them on Facebook https://www.facebook.com/EatBabyGreens/ (1508 Anderson Ln Austin, TX 78757).See you there!Photo by Trinity Constructors

Just Listed ~ 103 Loyola Dr Pflugerville, TX 78660

10.19.16

One of my favorite things about 103 Loyola Dr, aside from the close proximity to Pecan St in old downtown Pflugerville or near by park, is the curb appeal.  I’ve always enjoyed the look of a swing entry garage, and the traditional red brick exterior make this home a top pick.  With a swing garage, the door is no longer the dominate feature from the street, and kids have added space to play basketball (hoop already installed here) or ride their bike on the driveway. The current owners have completed a long list of updates during their ownership, many projects have just wrapped up and are ready for new owners to appreciate.  With a replaced hvac system (heating / cooling) installed this Summer and roof shingles replaced around 2012, the major mechanics of this home should not be a worry any time soon.  With all the rain this year, they have not been able to utilize the recent sprinkler system as much, but it’s there next year if El Niño tapers off! Those are expensive and worthy mechanical updates, but the jaw dropping kitchen / baths is what will grab your attention once inside!  As the central focal point of the home, the kitchen was a big selling feature for the current owners. It’s wrap around bar-top with views into the family room, center island and endless counter space were a big plus.  Additional there is an abundance of natural light from the skylight above.  Today the kitchen sports quartz counters, accented by modern glass subway tile back-splash and updated vent hood over the cooktop. The cabinets were lightened with a soft gray paint and ORB (oil rubbed bronze) hardware added to the doors. The sellers also appreciated the private master retreat tucked away at the rear of the home.  With ample space for their furniture and views to the backyard, they turned their attention to the bath. The his/her separate vanities replicate the same kitchen quartz counters, updated mirrors / lights and plumbing fixtures.  There is a separate soaker tub and shower, private water closet and walk-in closet that does not disappoint.Located on the other side of the home are 2 guest rooms and a fully updated bathroom.  The tub surround was replaced with classic white subway tile + mosaic glass tile banner (the shower head was raised as well for those tall guest).  Same quartz counters but now there is a double vanity, updated mirror and light fixture.  The 4th bedroom is currently used as a home office at the front of the home.  Glass French doors, built in cabinets and closet make this a great professional setting for those working remotely, or could easily be used as a dedicate bedroom. Now we are entering the cooler months, new residents can enjoy the relaxing covered patio out back.  Even during Summer months this has been a frequent gathering spot for the sellers.  As always, this is best appreciated in person, but you can find additional photos and a virtual tour HERE.
